Why you should choose me to be your Buyer's Agent

For most families, choosing a new home is the biggest financial decision they will ever make. There are many complicated decisions involved in choosing your new home. To protect your interests and assure that you make the best possible decisions, it's important that you have an agent on your side who is an expert in the local real estate market. |
How does a Buyer Agent get paid?
Not all buyers realize that in most cases they do not have to pay their REALTOR directly or at closing. Usually the commission that they Buyer Agent earns is a part of the Listing Agent’s commission for selling the house. Yet another reason you make sure you have your own representation, it costs you nothing.
Will I have to sign a contract?
Yes. I ask all of my buyers to sign what is called a Buyer Broker Agreement. It basically states that I will put all of my expertise and experience to work for you in finding you a home that fits your criteria. And in exchange you agree to use me as your Buyer Agent in the transaction so I may receive compensation for my efforts and hard work. Sounds fair right?
But what exactly do you do for me?
First, if you don’t have a lender already, I will put you in contact with a mortgage professional who can help you discover what you can comfortably afford. This is an essential first step to the home buying process.
Then I will use all of my sources to find you homes that fit your criteria. We will look at them together and decide which one is for you. But before we make that offer I will research the area to make sure we are making a fair but competitive offer with terms beneficial to you.
I will consult with you during each and every step of the negotiation. There are myriad negotiating factors; price, terms, closing date, inspections, etc… We will go over every detail of the contract and make sure you are comfortable with it all. When our offer is
accepted I will work with you on scheduling home inspections and making any repair requests to the seller.
During this whole process I will be coordinating with the title company and your lender to make sure all the deadlines are met and closing happens as smoothly as possible.
One of the most important services I offer, I handle any issues or problems that come up at any stage of the process.
When the time comes to sign the documents on your new home I will be right there with you. And when the sale records with the county I will hand over your new keys!
